I recently bought a house for $1.2 million and it had everything wrong with it. Leaky roof, mold, outdated carpet, broken windows, overgrown landscaping, popcorn on the ceiling, everything. But I renovated that house, put $600,000 into it, and then sold it for over $3.2 million. The key is to buy something that hasn't been renovated. The key is to buy something ugly, then you fix it up, that's the value add.
