I’m 23 years old. I own 68 rental units. I bought my first rental property at 19 in Bryan, Texas. And the majority of my portfolio was built through seller financing. If you’ve never heard of seller financing, here’s the simple version: The seller becomes the lender. Instead of getting a mortgage from a bank, you make your monthly payments directly to the seller under terms you both agree on. Why do I love it? Because you’re negotiating with a person, not a bank. That means there’s often more flexibility on things like the down payment, interest rate, amortization, and balloon payment. So where do you find these opportunities? Here are the 3 things I focus on: • Mom-and-pop landlords who have owned properties for 15+ years. • Owners with little or no debt remaining. • Consistent follow-up. Some of my best deals came from conversations that started years before the purchase. Shoot me a DM or leave a comment if yall have questions! #realestateinvesting #realestateinvestor #sellerfinancing #realestateeducation
