Grant's a good buddy and uh I mean 10 years ago he was saying this about apartments, bro, America is gonna be renting for good. And I'm gonna build up all these A class apartments that have great amenities and that people want. And everyone's like, you're crazy. Freaking people aren't gonna, everyone's gonna own a home and I'm just watching it and I'm like, no, they're not. Like that dream is pretty over for most people in my eyes as a real estate guy. It doesn't make sense anymore because, you know, the average house here in Las Vegas is 500 grand. The mortgage on that is thirty five hundred a month. You could rent that house right now for like twenty two hundred. Why in the world would you own it and have maintenance and all the when you can barely afford anyway?
