What's the best way of purchasing properties via a limited company? Because ever since Section 24 was introduced, mortgage expenses are non tax deductible. Which is actually quite ridiculous in my opinion because I made the mistake of buying my first three properties in my personal name and the tax man views the total turnover as taxable profits when the reality is half of that actually goes to my mortgages. Anyway, whilst I'm out here doing my accounts, I got my lawn mowers over there doing the gardening. So how do you go about structuring things? Well I made a second mistake by allocating limited companies to each individual property that I'm purchasing. And to be honest, although lenders might actually prefer this model because the accounts are a lot more structured and it's a lot more simplistic to keep on top of your expenses. It can actually get a lot more confusing cause once you've got 10, 20 properties, you then got 10, 20 limited companies. So what you do is you have a holding company at the top that you 100% own. All of your other companies then have 100% shareholding by that holdings company. Now what that allows you to do is it allows you to transfer funds to whatever limited company you want through the holdings company completely tax free. Which is absolutely great because let's say you've made 30 grand through one of your limited companies and you now need to put that into the purchase of another property or into a company that needs to purchase it. You can just send the money over straight away. And it's all taking place through your holdings company at the top, so it's completely tax free. And if you're thinking about things in the long term, and you wanna pass your wealth onto the generations to come, what you can do is eventually transfer your shares from your holdings company into a trust. Okay? And your children will then be directors on the trust. And if you transfer those shares from your holdings company to the trust in tranches, that's probably the most tax efficient way of doing so.
