(Non-negotiable — check this first, always) 2️⃣ Can you actually get a septic tank installed? (Perc test or it’s a pass) 3️⃣ Is the slope under 5%? (Anything steeper = expensive site work eating your margin) 4️⃣ Are there strong comparables in the area? (No comps, no appraisal, no FHA buyer) 5️⃣ Does it have good road frontage? (Access issues kill deals at closing, not before) Miss one of these and you’re not developing land — you’re gambling with it. This is the exact filter behind every lot we’ve closed.
