You’re about to commit significant capital and expect returns over decades. Look closely. 1. Test water pressure everywhere Low pressure signals aging galvanized pipes, sediment in the water heater, or council line issues. Any of these kill your tenant experience and your cash flow. This matters before you buy. 2. Work every window and door Sticky frames mean settling issues, bad seals, or frame rot. These aren’t cosmetic, they’re energy efficiency, tenant retention, and maintenance costs. Replacement budgets are real. 3. Smell the property intentionally Pet damage, smoke, mold, or dampness don’t always show in photos. Walk each room deliberately. These issues affect insurance premiums, tenant approval rates, and your ability to rent at market rates. 4. Check cell reception room by room Tenants care about connectivity.
