Wholesaling is fantastic. It's the way I made a lot of my wealth. The biggest concern for me right now with wholesaling is that we're finding a lot of regulations coming down the pipe. And so you wanna be in a position where you have access to capital, kind of like a flipper would, not to that degree. It's 10 out of 10. Being a realtor. I got a lot of trauma here. The biggest problem with being a realtor is that everyone's your boss. It's hard to scale a realtor business to the degree you can scale a wholesaling or a flipping business. Creating wealth, 5 out of 10. Seller finance. This is a fantastic way, right? It's safer because you're actually not with the bank. If you can find properties at a rate that you can negotiate, negotiate down payment, you can negotiate. Fantastic way to create wealth. So I would say this is a 9 out of 10 to create wealth. You buy the property at a significant discount and then you get your money back on the down payment on the land. The biggest challenge with land is just the margins are tinier. I'll put this probably at a 6 or 7 out of 10. Triple net lease. This is for me, a 10 out of 10. You got a long-term like a Walgreens, you know, paying you for a 7-year lease or a 25-year lease. This is 10 out of 10. Self-storage. The only downside with self-storage is that there's nothing to protect you from a major major player coming in and building a self-storage right next to your existing self-storage. That risk. At a 10 out of 10. But because there's nothing to stop a major competitor coming in, building right next door to you. I'll put this at a 6 out of 10.
