If you’re selling your house, don’t make the next owner guess what you did to it. Leave the records. Roof replaced? Leave the receipt and warranty. New HVAC? Leave the paperwork. Windows replaced? Document it. Septic pumped? Leave the record. Major renovation? Keep the invoices, permits, dates and contractor information. You can put everything in a folder on the kitchen counter OR create a digital folder that can be passed along. This isn’t just a nice thing to do for the buyer. It can also help document the history and improvements of the property when it’s time to sell. And this is about to matter even more. On November 2, 2026, UAD 3.6 becomes mandatory for new appraisal reports submitted to Fannie Mae and Freddie Mac. The new appraisal system is much more data driven and captures property information in a more structured way. Translation for homeowners: start keeping better records on your house. Receipts.
