Here's how you can turn 1 house into 3 houses. Let's say you have a house worth $1 million and owe $400,000 on the mortgage. That means you have $600,000 in equity, that's money that's locked into your house. But most banks will let you refinance up to 75% of the value of the home. For a million-dollar home, that's $750,000. So now you can pay off your $400,000 mortgage with this new loan, and walk away with $350,000 in cash. Now you can use this $350,000 for down payments on multiple properties. This is one of the many strategies that I've used to build my $5M real estate portfolio.
