Most people think you need to save another huge down payment for every rental property you buy. Not necessarily. You can buy you the next one completely for free and then that one buys you the next. It's a loop that never ends. It's called the BRRRR method and every serious investor runs it. Here's how in four steps. One, buy ugly. Find the cheapest, ugliest house on the block with a private lender, not a bank. Two, fix it up. Buy it for $50,000, put $20,000 into the rehab and now it's worth $100,000. Three, rent it out. Put a tenant in who covers the whole mortgage so the house pays for itself every month. Four, pull your cash back out. Refinance at that new $100,000 value and cash out 75%. That's 75 grand back in your pocket. And here's the part that breaks people's brains. You take that 75 grand and go buy the next ugly house. One house just bought you another for free, then you do it again and again and the loop never ends. So save this, because this is how one house quietly turns into ten.
