Would I buy 3 Vena Avenue, Gorokan, NSW 2263? Well let's check it out. It's currently on the market for 870 to 950. It's a 5 bed 2 bath property on over 500 square meters. Now for those who aren't familiar, Gorokan's located on the Central Coast towards that top end of the coast. Where the property's located in particular is right near the lake, quiet street and right near Lake Haven shops. The property itself being over 500 square meters and all that space at the back has space for a granny flat, but there is no side access here so it's not an ideal site for a granny flat if that's what you're after. Here's your updated kitchen, updated bathroom, nice lake views from the balcony and one of your bathrooms. Feel free to pause but I've broken this floor plan down into two sections. Downstairs you've got 3 bedrooms, a bathroom, laundry and then your open plan kitchenette area. Then upstairs you've got 2 bedrooms, a bathroom and then your open plan kitchen and dining living area space. You're not sitting in any bushfire or flooding. And looking at the market long term for the suburb itself, there was a bit of a drop here where they started increasing interest rates. Overall though, the market has done really well. Almost 115% over the last 10 years. Now a split living situation like this, if it is done properly in terms of separately metered and council permission, you could technically rent out upstairs and downstairs separately. Otherwise, if there is no separate meeting and no council approval, then it'll just be a nice owner occupier home potentially having one side of your family living upstairs or downstairs. Now to summarize, would I buy the property? If my goal was ultimately to put a granny flat at the back, no, I wouldn't be buying this property because it's not a good granny flat site. Second on that, if I was buying it as an owner occupier and I had family wanting to live with me, I think a property like this is absolutely perfect. As an investor, if you can legally and with all compliance on board, rent out upstairs and downstairs, that is also a good idea, but you just got to make sure everything is set up correctly. If it's not set up correctly or there's no proper approvals, then it'd be one that I would avoid.
