would I buy 1 timberline close in Wyong on the Central Coast? It's a four bed, two bath, two car space home on over 500 square meters. So as mentioned, Wyong is on the Central Coast, right in between Sydney and Newcastle. Where the property is located in particular is on a quiet street on the back part of the suburb, right near the shops and the train station. Here's your living room, kitchen, one of your bedrooms, one of your bathrooms, and your other bathrooms. Looking at the aerial shot, there's obviously not enough space here for a granny flat. So a property like this would be the perfect set and forget or owner-occupier purchase. I'm not sure how it feels when you walk through the property itself, but looking at the floor plan, it looks like it's a little bit all over the place. So potentially a floor plan reconfiguration is what I'd be looking at doing on this one. As for long-term capital growth over the last 10 years, the market has been on the incline, which is a good sign. Almost 100% over the last 10 years. As for environmental risks, you're not in a flood zone here, but the side of your property is just scraping into that bushfire zone. Not a red flag. So look, in summary, from an investment point of view, a property like this wouldn't typically be the purchase I'd be looking for. However, if you're a first home buyer or an owner-occupier and you're moving into the area and you want to add value to the property, something like this will still continue to do really well.
