I have had a handful of people reach out to me here on Instagram asking about what it would cost to actually be a homeowner. So I'm gonna do a breakdown of what it actually looks like. Let's assume for instance that you're gonna buy a $420,000 house. The absolute minimum that you have to bring to close on this house is going to be 3.5%. So in this case that's $14,700. I always negotiate for my buyers to have their closing costs and rate buy down paid for by the seller. We don't have to really estimate for closing costs in this situation, but we do need to put aside a few thousand for inspection appraisal and moving expenses. Put aside $1,000 for inspection, $400 for appraisal and about $2,000 for moving cost, which is if you need to hire out a truck or a moving company. So in this case, the cost for home ownership is roughly 17 to 18 thousand dollars. It's always safe to estimate a few thousand more. Your first month of mortgage is not paid for. So you'll have a good month to move in, get acclimated, then your mortgage payments will start the second month that you are in the home.
