I am a licensed real estate agent in DC, Maryland, and Virginia. And if you're an OG, you know that I used to do these walk and talk house tours for a long time, but it's been a while since I've last done one. So while we check out this 3 bedroom, 4 bath, 2 car garage, 1,850 square foot townhome available in Baltimore City, I'm gonna give you guys a little bit of game. So, I would say a good third of my homebuyers get a check back at the closing table when they buy a home. And here's how that works in this video. So, what we do is we typically find a down payment assistance program or maybe a hybrid of a few down payment assistance programs to completely fund your down payment. For a listing like this, I recommend the Maryland Mortgage Program, since we are in Baltimore, as they cover 6% of your down payment and closing costs. Now, your down payment can be as low as 3% and closing costs. Some programs do require a little more, maybe up to 5%. And a lot of people forget about their closing costs. Your closing costs are gonna run you about another 4% of that purchase price of the home. Not assuming you'll get any assistance. But in the scenarios where I'm successful with this negotiation, sometimes there's a little overage in funds to completely pay off their credit card at the closing table. So instead of sending a wire for your payment on closing day, the title company actually comes to you with a check. This is also a successful tactic if you use a VA loan for your down payment. Most of my VA buyers do typically get money back at the closing table as well. I've even had some clients use this overage in funds to completely pay off their credit card at the closing table. And that money is yours. You can do whatever you want. And you get keys to a new home. How awesome is that?
