Welcome home to Upper Marlboro. Today I'm going to pop in to check out this 3 bedroom, 3 and a half bathroom new construction home that's available for immediate move-in. Now the Westphalia community has grown to be extremely popular and pretty desirable in PG County. Personally, I probably sold the most amount of houses in Westphalia about 10 years ago, and that's when they first broke ground in Westphalia and I was actually shopping in this neighborhood. But I decided to go with another option. Anyway, there's been so much growth in the last decade alone. If you guys do drive past the neighborhood, you'll see honestly a lot of construction, not just home construction, but they are expanding the roads to accommodate the growth for this area. You may have even seen the announcement of "Sprout" coming to the Westphalia neighborhood, which is really exciting. But from a real estate and investing perspective, I think one of the greatest things about this neighborhood is its proximity to Andrews Air Force Base. Now, if you watch my very last video, I briefly spoke about how veterans or VA home buyers can of course use their 0% down payment and negotiate the closing cost to essentially buy a house for free. In fact, I have sold this very home to a veteran and she got $15,000 back at the closing table. So go back and watch that video real quick and let's get back to the point I made about Andrews Air Force Base. It's a very nice area for, you know, military tenants or people that are in the military because it's maybe 10 minutes away from base. And with this being new construction, you have all of your warranties, you don't have to worry about any maintenance for the first few years that you're here. And then, you know, your family grows, or maybe your job takes you elsewhere. Now, since you're in such a good location, you can purposely look for military tenants. And if you're a future landlord, uh, a good tenant who pays on time, keeps your property up, is honestly worth more than gold. And in addition to its proximity to Andrews Air Force Base, obviously, you're right off Suitland Parkway, which'll take you straight into DC. And you're literally seconds away from the highway that'll take you either up to Baltimore or down to Virginia. There are numerous community pools and clubhouses in the Westphalia neighborhood. And I think, like two weeks ago, the community put on like a block party for all the neighbors to fellowship. They had a whole bunch of food trucks, music. Actually, wait, no, that was June 10th weekend. I have a lot of friends and family that live in this neighborhood, so I'm here pretty often. And as an Upper Marlboro native, uh, I love it, you know, I'm just taking my realtor hat off and just being a person here to tell you guys, I think that this is a great option for families, uh, solo homeowners like myself. This particular home will run you about $3,000 a month. So let me know what you think and if it's worth it.
