Here's the only thing you really need to know if you're planning on buying a house in 2026. It's really not that complicated. But loan officers will take advantage of the fact that you don't buy houses every single day and bait you in with a lower rate, charging you thousands of dollars on the back end. But first, my name is Nate. I'm a top 1% loan officer, licensed in 14 states, and every single day I help people with useful mortgage tips like this. As soon as you go under contract on a house, a loan officer will send you something called a loan estimate, which looks exactly like this. On the top right of the first page, you're going to see which loan program you have, whether it's FHA or conventional. And then if the rate's locked or not. Keep in mind if the rate's not locked, everything can change. You're also gonna see your interest rate right here. But if you follow my page, you already know the interest rate by itself means absolutely nothing. You need to see how much they're charging you for it, and that's really how they get you. You find all that information on the second page of the loan estimate. While you'll probably get overwhelmed with all these numbers, you really only need to focus on section A, because that's how much you're paying for the loan. This section shouldn't be more than $2,000 unless you had a prior conversation with your loan officer about buying down the rate. But shady loan officers know that most people don't even read the paperwork and they just sign the paperwork and move on with their life. So they charge you thousands of dollars on the back end, hoping you don't notice. If you do, they'll just give you a little song and dance.
