Some people call it paranoid. I call it expensive experience. One thing you'll never see me do is allow an appraiser who is also an actively competing real estate agent to appraise one of my listings if I have any say in the matter. Why? Because I've been there, done that, got the trophy... and I'm not interested in repeating the lesson. Most appraisers are ethical professionals, and this isn't about questioning anyone's integrity. It's about eliminating unnecessary conflicts of interest. When some appraisers are also licensed real estate agents. And what that means is that they are in the market competing for all the listings. What does that mean? When I look up an appraiser that's also a licensed real estate agent and most of their marketing talks about how their listings get 99% list to close ratio versus the average listing in the area only getting 95%. That tells me that they may be purposely appraising homes low to bolster their own stats and get them more listings. And what we're not gonna do is make my clients bolster your. So no, if you're a licensed real estate agent and an appraiser and you come to appraise one of my listings, you are getting declined immediately. The buyer's agent is getting a message saying there's a conflict of interest and we are asking the AMC to give us a different appraiser. So, yes, make sure you're vetting who the appraisers are that are going to your listings.
