✨ 7 years in real estate has taught me a LOT about what actually helps a home sell — and what quietly kills your resale value. Here are 10 things I would never do to my own home (and what I’d recommend instead if you care about resale): 👇🏽 1️⃣ Custom paint colors like red, black, or neon might feel bold and expressive, but they polarize buyers. Instead: Stick to neutral tones that feel bigger, brighter, and more inviting. Think resale, not personal Pinterest board. 2️⃣ Converting your garage might seem like a smart use of space, but buyers almost always want storage + parking. Instead: Leave the garage and add well-organized storage systems. 3️⃣ Over-landscaping rarely gives you the return you think. It can actually overwhelm buyers. Instead: Aim for clean, simple, and low-maintenance curb appeal. 4️⃣ Luxury appliances in an average neighborhood? You probably won’t get your money back. Instead: Choose mid-range, energy-efficient models that make sense for the area. 5️⃣ Removing too many walls creates open space, sure — but it can eliminate flexibility. Instead: Try wider openings or double doors to give that open feel without limiting layout options. 6️⃣ Super bold kitchen trends (think bright cabinets or statement backsplashes) can age a home quickly. Instead: Stick to timeless cabinet styles and neutral finishes that appeal to a wide audience. 7️⃣ Trendy flooring (like high-gloss, ultra-light wood, or pattern-heavy tile) might feel current now but will date fast. Instead: Use classic hardwood or neutral LVP for long-lasting appeal. 8️⃣ DIY bathrooms. I’ve seen too many go wrong. One bad reno can crush your value. Instead: Hire professionals, especially for bathrooms and kitchens. These are major selling points. 9️⃣ Adding a pool in a mid-priced neighborhood? High cost. High maintenance. Often, low return. Instead: Consider adding a patio, fire pit, or pergola — upgrades that are lower maintenance and still boost appeal. 🔟 Ignoring maintenance. Buyers notice when roofs, HVAC, or windows are outdated. And don't wait to upgrade your house until you sell! It's the saddest thing I experience, sellers saying how gorgeous thier home is and now they have to sell after upgrading JUST to sell.
