🏡 A home can photograph like a dream and still hide thousands of dollars in repairs. Beautiful staging tells you how a home looks—not how it’s built. Before you fall in love with the countertops or picture yourself on the back patio, take a closer look. Here are 9 things I always recommend buyers check before making an offer: 1️⃣ Foundation: Watch for stair-step cracks, sticking doors, or uneven floors. These could signal foundation issues. 2️⃣Roof: Look for missing or curling shingles, sagging rooflines, and always ask how old the roof is. 3️⃣ Water Damage: Ceiling stains, bubbling paint, or a musty smell can point to current or past leaks. 4️⃣ Basement or Crawlspace: Dampness, white chalky residue on walls, or a constantly running dehumidifier may be signs of water intrusion. 5️⃣ Electrical Panel: Older Federal Pacific or Zinsco panels, or two-prong outlets, may need updating. 6️⃣ HVAC System: Check the manufacture date. Units over 15–20 years old could be nearing the end of their lifespan. 7️⃣ Plumbing: Test the water pressure and take a look at the water heater. Rusty water or an aging tank can be warning signs. 8️⃣ Windows: Foggy glass, failed seals, or soft and rotted frames often mean costly window replacements are ahead. 9️⃣Grading & Drainage: The ground should slope away from the home, and downspouts should carry water away from the foundation, not toward it. ✨ A gorgeous kitchen doesn’t make up for a failing roof, foundation, or major water damage.
