I just evicted this rental. Renting it back out, I'm spending thousands of dollars completely. I knew from I wanted to old doors, flooring. Well, start by the old stuff. Walls were covered different layers of wallpaper for 100 years. Made the walls look and feel very cheap. So I decided to take the original plaster. In between that, I started tearing the old doorways in preparation for to be put in. Pulling things apart, I realized, like any plaster job, there's gonna be quite a bit more work than I'd originally thought. And the more I took apart, the more I started seeing what was actually behind these walls. I saw that underneath some plaster, there was what looked to be a brick chimney. I've always loved the idea of exposed brick in a renovated space. I think it adds to the look, feel and value of a rental property after renovation. In preparation for making all of this brick exposed, I had to remove and move the switch. Projects like these, how I end up over-renovating. I could have done quick repairs, fixed this place up and had another tenant in here a lot sooner, but instead, I'm gonna spend thousands of dollars and probably add to the vacancy. I'd rather do it now while the place is empty, get everything how I want it, and then run it out for a higher price once it's all finished. So for today, I'm basically tearing everything apart and figuring out what I'm working with. I ran to Home Depot and picked up one of these 3M respirators, so I wasn't breathing in a bunch of silica dust and probably lead paint while taking off and doing the renovation in this property. Now that the chimney was exposed, it was time to prep the next door frame that I'm gonna be putting in. You can see, scoring the top of a bunch of the plaster to come off along with the trim, is just how plaster always seems to work. Because I didn't want to deal with replacing the trim of the bedroom door, I used my multi tool to get all the nails that were going into the frame and tear off the door frame from the inside of the bedroom. This is only the first day of the renovation, so I've got a lot more work to do before this place is ready for the next tenant. Make sure to follow along to see the rest of this.
