THE CITY WOULDN'T

The city wouldn't A second story, so I had to do this instead. The actual issue was the height restriction. When the city started allowing accessory dwelling units instead of creating a separate code for them, they amended the existing garage code. Throughout the city, any structure than 17 feet tall. There's not really a good way to fit two full stories into 17 feet, so I had to get creative with the space that I had. This actually goes back to the planning stages of the build. Since I couldn't make the house any bigger I wanted to figure out a bit of space while making it open, and airy. That's when these room and trusses came in. They let me frame out a little loft area above the main living space without making it a full second story. It's about 10 feet by 10 feet, and because of the vaulted ceiling, you can walk right into it from the edge. I'm 6 feet tall and I can almost stand upright in here without boots on. I also added a skylight up here, which wasn't even in the original plan, just to bring some more natural light into the space. I started by scraping all the moat and loose pieces of wood off the OSB and swep everything into piles. After that I vacuumed the whole floor and checked everything with my level. That's when I noticed there were quite a few high spots where the OSB sheets came together. Putting LVP wanted to get as flat as possible. So I grabbed my angle grinder with a flap disc and started knocking down all the high spots. Once I got all the high spots taken care of, I cleaned everything up and started laying the flooring. From there, it was mostly cutting the planks and clicking the planks together. It's only about 100 square feet, but it's a pretty cool amount of space for a house that could be a kid's hangout, a reading nook, somewhere to lounge, or just extra space that wouldn't have been there otherwise. It's really the whole goal with this entire build. This house is bigger than 900 square feet, with the space and I think this loft is a pretty good example of that. What would you use this space for?
