So I just had a tenant move out of this rental property after living here for the last three years. They had a $2,500 security deposit and I want to know how much of it you think I should return. This LVP was brand new when they moved in and those are gouges in it. This bathroom is a mess. It looks like the front door had been kicked in because it was busted and there was this giant hole in the wall. Oh yeah, and they even left a non-working car in the garage. So this is where security deposits can get really messy. Because even though as the landlord I could say that this wasn't there before, you could argue that it was. This is one of the reasons why I started using TurboTenant's condition reports. Before a tenant moves in, you can actually document the condition of the property, take pictures of everything and have a record of what was already there. But this actually protects both sides, not just the landlord. About 12 years ago when I was renting a duplex and moved out, the landlord tried to charge me for damage that was already there when I moved in.
