Landlords, this new £65 registration could cost you £40,000 if you ignore it. As part of phase two of the Renters’ Rights Act 2025, the government is launching the new Private Rented Sector Database. If you rent out a property in England under an assured or regulated tenancy, you will need to: ✅ Register yourself ✅ Register every applicable property separately ✅ Pay £65 per property, every year ✅ Provide safety certificates, tenancy details and information about the property The database will launch region by region from 15 December 2026, starting in the West Midlands. Landlords will then have three months to register. Your deadline is based on where the property is located, not where you live. Your letting agent may be able to upload some information, but they cannot take full responsibility. You must complete the registration and remain legally responsible for its accuracy. Failing to register could result in: ❌ A fine of up to £7,000 for an initial breach ❌ A fine of up to £40,000 for serious or repeated breaches ❌ Criminal prosecution ❌ Restrictions on using certain possession grounds With all these new regulations, we are seeing a large exodus of landlords from the market.
