When I first got to Dubai, I thought like everyone else that the only way to make money in real estate here was to buy. But the truth is, you don't need millions to get started. I built an entire Airbnb business without owning a single apartment. Here's exactly how subleasing, or what some people call rental arbitrage, works here in Dubai, and here are the 3 things that you need to get started. Step 1, find the right property. Not every apartment will work. You need to find a landlord who's open to short-term rentals and a location that will work for your guests. I'm talking Downtown, Marina, Palm, close to attractions. If you get this wrong, you're going to struggle. Step 2, furnish smart, not necessarily expensive. You don't need to go all out, but it does need to feel like a hotel to your guests. Fresh bedding, kitchen basics, little things that just make it feel like home. I can set up a unit in a matter of days without overspending, because I've made a few connections since moving here. Step 3, list and automate. It's not just about uploading a few photos on Airbnb and expecting the money to start rolling in.
