Before you bid on a foreclosure, do me a favor and watch at least 10 auctions. Here's why. Oh, but in case you don't know, I'm Jackie the Happy Investor. I talk about all things real estate investing. I make it easy to understand, short and to the point because I know you guys have stuff to do today. Now, everybody watches TV and they think, oh my god, the foreclosure auctions look so easy. Well, guess what? They're not. When you are buying a foreclosure property, what that means is you're buying the property as is. No inspections, no walkthrough, no title search beforehand. And usually, it's a cash only sale. Here's the thing. You don't know what's inside the house. I mean, you can try to look in, you can try to go in, but usually it's locked and you can't get in. So that means there could be people there, there could be a ton of amount of damage that you just don't know. Not only that, but there could be title issues or any other surprise issues that you don't know about that you have to deal with afterwards. Don't make your first auction your first lesson.
