People are beginning to realize that it is easier to get sued doing leases than it is when you are actually selling houses. There are people who are literally hunting out baby agents in order to sue them for this so they can get a couple hundred thousand dollars. So you have to be very, very careful. Have your clients send you an email stating the minimum credit score requirement for all applicants. Why you need to do this is because if you go and deny a tenant and you don't have this backing it up, they can sue you for discrimination. Even if credit really was the reason. So let's say your client sends you an email saying I don't accept anybody with a credit score under 750. You still can accept somebody with a credit score under 750. This will just give you the right to deny someone if they have a score below 750. You always need to give them a reason. If you don't give them a reason, they can just sue you. And if you're like, okay, this is great, but I also need to learn about disclosure and other paperwork and the rest of the laws because this is just one specific thing and I don't really know what I'm doing.
