why hasn't Bucc-ee's entered Pennsylvania?

I just posted about how Bucc-ee's is opening 15 new locations over the next few years, and the biggest question I got was why aren't they entering Pennsylvania? Well, there's a few reasons that they haven't entered Pennsylvania yet. So the first reason is that Bucc-ee's are huge. They require around 40 acres to set up. This has to accommodate that 75,000 square foot store, 120 pumps, and a massive parking lot. And Pennsylvania, if you look at I-76, I-81, I-95, those are the most heavily traffic corridors. These are all pretty much built out. So there's not a lot of land for Bucc-ee's to work with. And where they do set up, they go to places like Texas and Arizona where there's tons of land. And the second reason is that Pennsylvania actually has a lot of competition. They have companies like Sheetz and Wawa. Have been in Pennsylvania, based there for decades, and there's a very loyal customer base. And Bucc-ee's would rather go to a place where they have less competition, where a lot of the locals are excited to see them in. Third, Buc-ee's likes to cluster their stores. Of course, they have a big presence in a place like Texas, where they're founded, there, but they also have a big presence in the Southeast. So if you look at Florida, Alabama. These clusters where they're entering. And Pennsylvania doesn't really fit into those clusters. Of course, they did enter Ohio recently, but that's facing a lot of backlash with that whole beaver logo lawsuit thing. So let's see. One reason Bucc-ee's hasn't entered Pennsylvania? It's a combination, but I think it's only a matter of time. Pennsylvania market is massive. Bucc-ee's will figure it out, but it has to be the right situation. They need land, and they want to enter into a welcoming market. Let me know what you think.
