So number one is, I would make sure that the seller is the real owner. Is the title date, share the title deed with me, do a deed search, ask someone who can do a deed search for you to see who is actually whose ID number is actually on that stand, right? Or that site that house that you're buying, that flat, whatever it may be, very important. Number two is I would make sure I use conveniences for this transaction. What I mean by conveniences is lawyers who are going to help me with this transaction. Um, and the reason why is there's a lot more that they do. They get your rates clearance certificate so you know that that person in terms of rates and taxes, they're up to date. You still need to do other checks like a sectional title, go and get them, the check, do a deed search, ask someone who can do a deed search for you to see who is actually whose ID number is actually on that stand, right? Or that site that house that you're buying, that flat, whatever it may be, very important. Number two is I would make sure I use conveniences for this transaction. There's still things that as a person, but the lawyers, there's a benefit to using them, the transaction will go through seamlessly. Another important thing with the lawyers, you have to pay them fees. Is the fact that your money that you pay for their property will not be paid to the seller until the bond has registered the deed's office in your name. That is very important. That is very important. A lot of people lose money because they give money to someone and the person never goes through with the whole transaction at the deed's office. So the site or the land of the property still sitting in the old owners, but you've paid. So if I was buying cash, I use lawyers. It might might cost me a little bit more, but it's worth the money. Then No. 3 is I would not use all the money that I have at hand for the purchasing of the property. So if the property is a million rand, I'm not gonna use the full million rand on the property. There might be renovation costs, there might be moving costs, there might be other need to cover in the property, transfer costs as well. Take those into account. So don't look at, I've got one million, I'm gonna pay one million rand house. No. Leave a little bit of money. I would say in my in my thinking, I would probably leave 100k to cover all these other things, right? And whatever money is left over, even if I've left too much, I can always use it as my emergency fund. And last, I will never DM you. I'm not into investing.
