I am quite public about my finances online. A lot of people online and friends in real life have asked me by my decision to rent instead of buy. The short answer is that the map is not really mapping in San Francisco specifically. I wanted to run through a hypothetical house that I would consider and its cost. Right here we have this nice apartment. It runs for about $900,000 for $835 square feet. Let's say I put 30% down. That's going to run around $270,000, which does include clothing cost by the way. And if we see the month payment breakdown. The current interest rate is around 6.4% still quite high from the last few years. The HOA fees, which is the monthly cost of owning the condo is $900. And so we're looking at around $5,500 as the mortgage payment alone. This doesn't include other costs like maintenance and other out of pocket costs that come with home ownership. And so if you're looking at a monthly all in cost, it's around 6,000 after the down payment of almost $300,000. Also, homes and AP are so competitive So, even though the listing price says $100,000, it's probably going to go above asking in terms of condo. Condo don't really go up in price in SF, at least the city of San Francisco and on this listing specifically, this property actually sold for $1,25,000, $6 years ago. So, it actually decreases in value over the last few years. My current rent is about $4700, so the math alone on just a basic condo is not really matting right now and this is even on the lower end of what a condo would usually cost around here. I'd say Also for me personally, I find that if I'm living in SF, I would want a condo, but I'm living in the bay area proper. Single family homes are typically going to be a little bit less expensive and the appreciation rate is better than a condo or apartment. Currently, my stage of life in my mid 20s as a single girl, I like living in San Francisco and testing out different neighborhoods to see which neighborhood I like and if I like living in the city longer term. I'm not sure yet where I would move if I have a family or a partner. So I think it's kind of dicky to own a home right now. It's it's only really worth it around here if you're staying in that one home or place for like seven years plus and I'm currently in the life where I'm still exploring things. Hopefully homelessness will be something I'll set in the future, but right now the math is not math and I also realized that I probably wouldn't be able to take as many career risks right now if I were to lock down a mortgage by myself.
