Just business. Just businesses that a lot of young people go into, especially young guys, and they think there is money inside and they think they are going to get rich as well. Number one, house rent. Building houses for rent. You'll be fool. If you think to build houses for rent means you'll make money. Now let's estimate it. If you build a house for like, let's say, 40 million, 30 million, eh? Let's say you build it in the state. You can't build a house for there with 40 million. The normal rent when they go rent that house is as expensive, 1.5 million. You understand? If you take you like 20 something years and why you are waiting to make that money back in these years, you go see the repairs that has to be done for that house. Okay. Big Tony smart. According to your analysis, if someone uses 40 million to build a house and charges 1.5 million for rent, it's going to take them 27 years to get back their money. As against 27 years. Okay. Now, in that 27 years, you can decide to sell the property. In Nigeria, property appreciation is about 10 to 20% annually, right? But let's be conservative, let's say 5%. And let's say it starts increasing from the third year. It stopped increasing at 17 years. Because you know the property is no longer fine again. It's going to take 22 years for you to make back your money as against 27 years. If you add it to the 40 million you already collected, your total revenue will be about 16 million. All right. But let's also look at inflation. In Nigeria currently, the inflation rate is about 15%. Let's be conservative, let's say 5% inflation every year. And let's say it starts increasing from the third year. It stopped increasing at 17 years. So, if that property increases by 3% every year, it will be worth 76 million after 22 years. If you add it to the 40 million that you collected, your total revenue will be about 116 million. If you subtract it from the 299 million that you bought it for, it means that I lost money. I lost 184 million. Okay. And let's call that, I said at 5% inflation. If I do it at 15% inflation, that property will be worth almost 850 million. And if I convert that 850 million into dollars, it will be $500,000. I've not still added the 40 million that I collected as rent. So you see, there is no useless business. There is only bad stuff. There is only low demand, there is only lack of capital, inflation, right? But there is no bad business. Every business has its risks. And your primary duty as a business owner is not to totally eliminate them because you cannot. What you can do is to manage or reduce the impact of the event.
