If I buy land without planning permission, nine times out of 10 what I’m doing is buying it on an option. Here’s why this is so genius! I find landowners, scrape the internet and I approach the landowners and tell them I'll buy your land off you. I'll pay you a £1 deposit, but I'll pay you a set amount in 18 months time if I can get planning permission. And for them it's great cause a lot of them didn't even know they forgot they owned it. And they don't know how to get planning permission and how to deal with the councils. So they'll take a punt. And then when I get planning permission, do I then buy it for that set price and build houses? I can't be bothered to do any of that! I then sell that option onto a developer with planning and keep the difference. An example of this would be in Buckinghamshire where I agreed to buy some land for £110,000. I then got planning permission. The land then got valued at £275,000. I split the uplift and gave the seller some money, but I made over £100k clean profit and didn't lift a shovel.
