When you apply for a mortgage, lenders don’t just look at your salary and credit score. They can also look at your bank statements, spending habits, existing commitments and overall financial behaviour when assessing affordability and whether the mortgage is suitable for you. Here are 3 things we’d be cautious about before applying for a mortgage: 🎰 1. Gambling transactions Regular or significant gambling activity can raise questions around financial stability and affordability. It doesn’t necessarily mean you’ll be declined, but it’s something lenders may take into account. 💳 2. Constantly living in your overdraft An arranged overdraft isn’t automatically a problem. But consistently relying on your overdraft to get through the month can suggest that your income isn’t comfortably covering your regular outgoings, something a lender may consider when assessing affordability. 🛍️ 3. Klarna / Buy Now, Pay Later Using Buy Now, Pay Later services such as Klarna isn’t an automatic mortgage rejection either. However, lenders can take existing credit commitments and regular repayments into account when assessing affordability. If you’re using multiple BNPL accounts or relying on them regularly, it’s worth understanding how this could affect your mortgage application. And then there’s the one we keep seeing online… 🤔 “Don’t use silly names as references when transferring money because the bank will decline your mortgage.” We’ve seen this one doing the rounds but we’ve never seen a mortgage application declined simply because someone has used a funny or unusual payment reference. That doesn’t mean you should start putting questionable references on every bank transfer 😂 but don’t panic if you’ve previously sent your mate £50 with a ridiculous reference. The bigger takeaway? Don’t try to game your bank statements. Get your finances in order, understand what lenders are looking at, and get advice before you apply.
