I've been wholesaling for a little bit over a year now and there's a couple main key points that I learned that will save you a fuck ton of time. Take out your notepads and ingrain these things into your brain. One, if the seller is not motivated to sell, deadly leads the damn lead. Move on to the next one. You are not in the business of convincing people to sell. Either they want to sell or they don't. Either they have motivation or they don't. Number two, you don't need a thousand buyers. You need five solid guys and that's it. I am telling you, this deal should not be as hard as you guys make it. This is the deal process in a nutshell. Wide angle lens, take a picture, two, Vroom. That's it. You don't need 100,000 fucking pictures. Second, I put them in a Dropbox folder. I send that out to my main buyer. And if he doesn't want it or he's not willing to pay enough, then I send it to the other guys. And within the hour, I have a signed agreement with the buyer or I have a loan application submitted where my lender because I decided none of the buyers were willing to pay enough to make it make sense for me and I'll buy for myself. FYI, that's a superpower. If you're locking up a deal for the price that you're willing to buy it at and buyers just don't come close to where you're looking to get for it, then it is what it is, your plan B is to buy it. Two weeks, not much to it. Sometimes I'm doing an assignment agreement for $0 because I've worked with these buyers multiple times, I built a relationship and now they just sell me after closing. Number three, motivation over everything. If the motivation is there, it is 100% worth following up even if they don't know how much they want. Matter of fact, most sellers don't know how much they want. And lastly, the most important, stop being so nice to these sellers all the time. Be polite, be cordial, but when it comes to shooting a seller straight, as far as like the facts, you've got to be able to shoot them straight, even if what you're going to tell them is not something they want to hear. I'm telling you, a seller will respect you and trust you more if you're able to do that. Because every other dumbass seller is telling them what they want to hear. They're telling you they're going to give you this much, it doesn't make any logical sense for an investor to buy. So I already know the other A, they're going to try to cancel or they're going to try to price drop you. What I could offer you is certainty that I will close, especially if I'm buying the house myself, which is 99% of the time now. I don't wholesale that much. When there's a real, real situation like a foreclosure, an auction coming up, I will call out the elephant in the room. I'll say something along the lines of, look, you're dealing with these other guys that may or may not close, that probably don't buy as many houses as I do. And you're facing a real, real situation. If these guys do not close, then you pretty much lose your house. I know I may not be the highest, but I guarantee you all close. These guys can't do that. I could give you addresses that I bought last month where houses similar to your situation that I was able to close on because I deal with stuff like this all the time. When you're able to be this honest with a seller, it's unbelievable the amount of trust that you gain. And it comes with doing more deals, as you do more deals, your confidence increases and you're just more like, bro, just walk into an appointment, you could already tell like, yeah, I'm gonna lock this up. These are a couple things that took me a long time to learn. If you guys apply this to your business, I guarantee you will see more deals.
