Off the top of my head, I don't remember exactly what what they Owe on it, but, um, he's definitely underwater on it. Okay. Okay. Do you think we could offer to pay your commission and then give him some money to take over the debt as well? Um, he's been pretty reluctant to do something like that. And then I think perhaps we could offer him a little bit more than he'd make at the $68k, public records telling me he owes like 58k So I could probably get him $10,000 cash and your commission on top of it to take over the debt. Or we could go to the conventional route at 68k But you want me to send you proof of funds for that and then kind of the terms of the offer to present? Yeah, if you could present in both ways, I can definitely, um, see whatever out works best for him. Sure, sure. Yeah. Let's see if we can get something done here, man. Um, thanks so much.
