I'm moving out of the house that I purchased less than a year ago and everyone keeps asking are you selling it or are you renting it out and honestly went back and forth on this for a really long time my ego wanted me to rent it out because it feels kind of ridiculous to buy a house and then turn around and sell it eight months later there are so many sunk costs when you buy a house and sell a house which is why people say it only makes sense if you plan on staying there for a few years but I realized renting this place out was mostly me just trying to emotionally justify those sunk costs not actually make the best decision forward I ran the numbers so many times every single factor included but for my specific situation the math clearly pointed towards selling because renting it out would create some monthly cash flow but the amount of equity I have tied up in this house is also a huge amount of money that could be doing something else by selling it I can roll that equity into the next house massively lowering the new mortgage and through that I'd save significantly more every single month than I would realistically make from renting this place out hard financial sometimes feels validating actually mathematically because once money's already spent sunk cost can't be a part of the calculation moving
