This is the stuff they don't teach in school. This is how to buy a house step by step. Step one, save $15,000 in cash, start by saving $100 a month to 50 a month or 500 a month. And this can take you anywhere between 1, 3, 5 or 7 years, but you have to save $15,000 in cash. Why? Cuz this can be used as a down payment on a $300,000 townhouse. But before you do this, you have to do step zero, which is understanding your finances. And to understand your finances, there's three parts. One, is having an emergency fund. You need to have an emergency fund at least three months. That's the minimum. Then, you need to understand your depth income ratio, what's known as DTI. What is your total debt versus what's the income coming in? And it needs to be under 36%. Once you have these two figured out, then you need to figure out your credit score. You need to maintain a high credit score. Why? Because a high credit score means it's cheaper to borrow money. Once you have these two steps figured out, then you can jump into where the fund begins. This is when you begin to find the right home. Step one, you want to get preapproved. This shows that you're serious about buying a house. Once you get preapproved, you want to find an agent. They'll help you navigate the process. And then that's where the fund begins. You begin to house hunt, which you have to remember is you always want to stick to your budget and do not get attached to home. Once you find the right home, you want to make an offer and don't go above asking. And I repeat, do not go above asking.
