I just had someone apply to rent one of my apartments, but they tried to use fake pay stubs to verify their income. I own a small apartment building in last week, I thought I found the perfect new tenant for it. Their credit score was good, no previous evictions, and we even talked on the phone for a bit. It was a younger couple and I honestly felt really good about it. For me personally though, when I'm screening tenants, the most important thing for me is not credit score, it's actually proof of income. I require that my tenants make at least three times that of the monthly rent. So then they uploaded their pay stubs and something popped up that completely changed my mind. I use a software called TurboTenant to help me manage my long-term rental properties. And just recently, TurboTenant added Income Verification & Fraud Detection to their Pro screening reports. So their software analyzes uploaded pay stubs against payroll data and basically looks for any signs of digital alterations. Like if someone is using an AI program or a photo editor to change dates or amounts. It's able to detect fraud with up to 99.8% accuracy. So in this case, the report flagged the pay stub for potential fraud. And after digging a little deeper, I found out that they hadn't actually worked at that company for over a year. Now, it doesn't make the whole decision for me. It's still my job to review the application and decide what I want to do. But having another layer of protection like this is definitely a good idea before handing over keys. Now, I am just curious, if you guys were in my shoes, would you give them a second chance before moving on to another applicant? Let me know.
