A new national landlord database is being rolled out across England from December 2026, starting in the West Midlands. Landlords will gradually be required to register themselves and their rental properties, with each region given three months to sign up once called forward. The Government has also confirmed landlords will pay an annual registration fee, although the amount has not yet been announced. Once the rules apply, letting or advertising without the required registration can lead to a civil penalty of up to £7,000. Repeat breaches or serious offences involving the database can potentially result in penalties of up to £40,000 or prosecution.
