Your first mortgage payment can feel like a drop in the ocean, especially when you realise how little of it actually reduces your debt! But there’s a reason for that. In the early years of a repayment mortgage, most of your monthly payment can go towards interest rather than paying off what you borrowed. For example, take a £200,000 mortgage over 30 years at 5% interest. Your monthly repayment would be approximately £1,074. But in the first month, around £833 goes towards interest, with just £241 reducing your mortgage balance! That’s nearly 78% of your first payment going towards interest. The good news? As your mortgage balance falls, less interest is charged and more of your monthly payment goes towards clearing the debt, assuming your interest rate stays the same. It’s a slow process at first, but understanding how your mortgage works can help you make better financial decisions.. Figures are illustrative and assume a constant interest rate.
