The Government wants you to buy a house with just £5,750. But here's why that should scare you. You see, Andy's "Your First Home" scheme lets first-time buyers get a new build house with a 2.5% deposit plus a government loan for 20% of the price. But here's five reasons I'd think twice. One, house builders love it. The Home Builders Federation welcomed it straight away. And when the people selling you the house are cheering, you need to ask why? Two, 2.5% is barely any equity. On a £230,000 home, if prices dip just 3%, you owe more than it's worth. Three, the loan isn't really free. Once the five years are up, you then start to pay interest and every year it goes up and none of it touches what you owe. Four, you pay back a percentage, not the amount. Borrow 20% and your house goes up in value, you now owe 20% of the new price. Five, new builds only. Less choice and developers are being asked to chip in on costs, meaning you are likely paying over the odds for a worse house.
