There’s a LOT more to this strategy than the video suggests. I’ve explained how the tax relief works, the genuine benefits and why HMRC could still tax your profits in the description. Definitely worth reading before trying this yourself! I came across this video suggesting you could make £500,000 tax free by buying, renovating and selling five properties over ten years. And whilst there’s some truth to the idea, it’s missing some VERY important context. HERE’S HOW IT WORKS. In the UK, Private Residence Relief can allow you to sell your main home without paying Capital Gains Tax on the gain. So if you buy a property, genuinely live in it as your main residence, improve it and eventually sell it, you could qualify for this relief. THE BENEFITS? 1. You could benefit from tax-free capital appreciation on your main home. 2. Renovations could increase your property’s value. 3. You could reinvest the proceeds into your next home. 4. There’s no fixed two-year minimum residence requirement for the relief. BUT HERE’S THE CATCH. Simply living somewhere for two years DOES NOT guarantee tax-free profits. HMRC specifically restricts the relief where a property was bought wholly or partly for the purpose of making a gain from selling it. And if you spend money improving a property specifically to profit from its sale, relief on the gain attributable to that expenditure can also be restricted. If you’re repeatedly buying, renovating and selling houses as a business, HMRC could instead treat your profits as trading income, subject to Income Tax. That doesn’t mean you’re prohibited from renovating and selling your own home. Your intentions and individual circumstances matter. THEN THERE’S THE MONEY. Stamp duty, mortgage interest, renovation costs, legal fees and estate agent fees all eat into your actual profit. And making £100,000 profit on five consecutive properties is far from guaranteed. SO DOES THE STRATEGY WORK? Buying a home, improving it and benefiting from genuine capital appreciation can absolutely help build wealth. And Private Residence Relief is a valuable tax benefit for homeowners who qualify. But it’s not a guaranteed loophole for flipping properties tax free. The difference between renovating your home and operating a property development business matters. A LOT. #property #invest #PersonalFinance #Home #wealth
