This cold call approach got me 2 clients from the 10 cold calls. Hello. Hi, it's Hayden, how are you? Not too bad, thank you. Look, I was just giving you a call because I keep seeing your ad online about investing in property with no money down, is that right? Yes, that's right, yes. Fantastic. Look, I was actually just giving you a call to see if you guys needed any help with calling up the leads that get off your ads. I've actually got a VA that does that, based in the Philippines. Oh, yeah, and how's that going for you so far? Not too bad. So, she's actually a referral from another buyer's agent where he actually let her go because he had another lead flow for it. All right, yep. So, but she's actually very good English, very good client facing, so. Oh, that's good. You can get some, you can get some good talent from over there for sure. Yeah, that's, that's my third one so far and the first two were not ideal for client facing, so. Yeah, no, that's all right. I, I essentially run an Australian-based call center where we got 100% Aussie callers there. We work in the property finance sector and we're only on pay on performance. We only get charged per qualified appointment that we book in that actually shows up. But I mean, are you guys currently doing all right just with that VA at the moment, or would you be open to sort of exploring some other options? I mean, it's, we can always address and explore other options. However, what we're doing at the moment, we're just going through a bit of a restructure with our marketing team, so got a shitload of leads coming through, but they're not high quality. All right. We're going to, we're going to revamp the ads to try and weed out some of the, so like with better terminology, some of the shit ones. Yeah, when you say lower quality, is it more like earnings or deposit that they don't have? Is that sort of the issue? No, so the $0 down was great at the start. We got a lot of people coming through that were qualified. However, the last couple of months of leads have come through and they're all people that don't have any money, don't have any jobs, don't have any savings, or don't have any leverage in any way, shape, or form. Yeah, yeah, yeah. No, that's what we're going to get around. So, I think it's just portraying the right people. So, we're going to restructure them shortly. But I'm actually looking at doing it, bringing on a secondary marketing team as well, with all different types of ads. Yeah. Well, I, I, I do run a marketing agency as well where we run ads in this sector. It's obviously not what I was calling in regards to. But when it comes to that ad in particular that you're referring to, the low quality leads, have you guys got like some disqualifying questions on the form that they have to answer before they submit, or? Yes, so essentially there's a, four, three or four questions. Yeah. Um, so when you click on the link, you get, um, are you full-time employed? So, do you have a job? Do you have your own property, uh, or do you have existing property, or do you have at least 150k in super? Yep. And so, I see yes, yes, no, no, no, no, whatever, they come through. And they come through on the text message that I get from my, my CRM. Yeah. All right. And, uh, what, so is it just a massive ongoing issue with just that particular ad, or like, like what's sort of the go there with that one? Is it like a massive chunk of the leads coming through that are unqualified now? Yes, essentially. And so, when they book in, my VA books them in for a call, she doesn't go through disqualifying them, she just books them into the calendar. All right. I know which ones are good or not. Yep. And, but they still got to weigh the calls, right? So, yeah. Yeah. I mean, she isn't doing her job. You can't just say, oh, you can't do her job, so you can't buy something. You still want to give people time of day, but it's getting to the point where they're taking up too much of my time doing phone consults, actually. And we don't have to help people as well, but it's just kind of a waste of time, you know? Well, what generally works well for us is, because you do speak to those unqualified people, like you can't prevent them 100% for sure, but like if you guys have something of value that you can give them to cut your call, call time quicker down, you can sort of disqualify them and still keep your brand reputation high. So, for example, if they're like, you know, oh, you know, uh, you know, sorry, Mr. Lead, you didn't have your 50k deposit, what we can do is we can send you over, sort of, um, you know, it could be something along the lines of like a savings plan, something of value where it might not change their life, but it cuts your call time down, but it also makes you guys not like seem like the bad person saying you can't help them. So, maybe getting something developed, yeah, something getting some lead magnets there. Yeah, no, absolutely. Lead magnets work well, um, for sure. But with that other campaign that you're looking at doing, I mean, what, what sort of offer you going to be putting there in that one? Oh, I'm not sure. So, the one of them is going to be leveraging my personal story as well. So, I've had to rebuild myself twice, so. Oh, nice. Also for the wife, they got divorced, lost everything, had to get and go over, and then they go out of there, and you know, was it six properties since then in seven years, so. Oh, nice. So, that's one of the things I'm going to leverage is my personal story, but yeah. No, absolutely. But, but essentially what we're looking to do, mate, is so, I'm trying to build a machine that runs the machine now, so I'm trying to remove myself from the company, because I got a lot of other things going on. Perfect. So, I'm actually in the process of looking at what it looks like, and what I need to do to get a remote closer in, what sort of that, that looks like. So, they're remote sales, they work from home, they call the lead, so my VA calls the lead, books them in the calendar, he closes them, and then they come to me at the end. Yep. And now I'll look at outsourcing the buyer's agent side of it at a certain point in time, as a matter of how it runs, so. 100%. I've got a mate of mine who's a, who's a BA that we work with, who's just gone and recruited some sales consultants, um, whether or not you'd be open to having a conversation with them. But the, I've actually just finished the conversation with another BA, um, about that was looking at doing something very similar to you. What I would probably suggest is to get someone that knows property. Go look at the companies like Leverage Group, where people are signing up to get the license to be able to trade as a BA. Because chances are, I know them when I first started a few years ago. Yeah, yeah, 100%. Because that's where my mate recruits a lot of the closers from. Because we, I have a fall out with them towards the end. Yep. So, I probably can't talk to Leverage. No, probably. Yeah, but, um, I mean, yeah, any sort of companies, um, that that are trading under something else as well, they're probably not getting the lead flow, nor have the experience to close the leads themselves, so they'll probably be open to just getting some training from yourself. But, I mean, would you be right if I, if I sent you over an email with just some call recordings that we have there, and maybe we could look at touching base once you get the other campaign up and run? Yeah, definitely mate, yeah, no worries. What do you charge per booked appointment for your, for your, um, so, appointment setting? Yeah, so it's just dollars plus GST per qualified shown appointment. So, if they don't rock up to the appointment, we'll recall them back up, rebook them back in. So, all the calls are recorded as well. I'm sure you probably use this exact same CRM. Are you on HighLevel, are you? Uh, yes, so. Yeah, so that's the CRM that I use as well. So, it's, it's pretty, pretty cookie cutter. But, um, yeah, so all the calls are recorded, the team's 100% Australian-based, and we call them up two times a day. Yeah, all right, no worries. Perfect. I mean, is it still worth sending you that email at all, or? Yeah, send that through. Like, I've always looking, like, so I got plans for the business over the next six months. Yep. To the point where I still want to remove myself out of it. Yeah. Um, and by maintaining a reasonable sort of profit margins for, and going to put in like 10, 20% of the work. Yeah, 100%. The, the innovation and scaling works. So, definitely always open to how I'm going to get there, and how I'm going to get there faster, and what options are available.
