I've had a mortgage for almost two years and I'm genuinely surprised by how much I've paid in just interest. For context, we took out a 90% mortgage at 5.16% interest and our initial debt was 288,000 pounds, meaning our monthly repayments were around 1,600 pounds per month. Fast forward to now and we've paid back 36,298 pounds and 19 pence. Then why is my debt still 279,022 pounds and 47 pence? Well, it seems that of the 36,300 pounds that we paid back, only around 10,500 pounds of that actually went to paying off the mortgage because 25,800 pounds was completely eaten away by interest payments. As you can imagine, it's quite a tough pill to swallow. However, with my two year fix coming to an end and having gained some equity in the property thanks to the renovation, I'm using Compare the Market to see what my options are when it comes to remortgaging. They compare prices from 100 lenders, showing me all my options based on things like my loan to value, the fixed term and the mortgage fee. Even though interest rates are a bit unpredictable at the moment, hopefully in the next couple of months I'll be able to lock in a lower rate and save some money.
