I wish it was more complicated. We don't have magic wands. If you're overpriced, your presentation has to be immaculate. And don't be overpriced. The only time that your property is going to sell for below market value is if you price it above market value. If you see, a house has been on the market for six months, and it looks like shit. Are you going to write them a good offer? Obviously you're not. My clients and I used to overprice our listings out of fear, and that would cost us money. Now we underprice them. This allows a frenzy to come into the property. They all see the magic low number. People are competitive. If you see 50 other people, what offer do you have to write in order to win? And which position would you rather your house be in?
