New construction will lie to you. New construction will never care about you. Here's the thing. Buyers don't know their rights when they're going to purchase a new construction home, especially one that has not fully been built yet. And builders will prey on that. Just had a new construction one go under contract today and we always recommend and not force but very much you want to get a pre-drywall inspection because every single one has always come back with issues that would not have been caught once the walls went up. Once your pipes start leaking, once your H-back starts acting up, too late. Once there's mold behind the walls. And every builder is like, oh, we have codes, come in and do their inspections and they're correct. They don't lie. They are correct. Codes does come and do their inspections. But how many homes these codes are looking at and they're not that strict. The bare minimum. You want someone on your side, an agent and an inspector that you hire with your own money that represents you to go through that home before the drywall to make sure everything is actually up to par. And not a single new construction builder or sales agent is going to tell you to do that. Just had one today that tried to get us not to do that. They tried to get us not to do that.
