You’ve had an offer accepted on a house… congratulations! 🥹🏡🔑 And now begins the slightly less exciting stage of buying your first home: wondering what on earth you’re supposed to do next and refreshing your emails approximately 47 times a day waiting for your solicitor to tell you something. 😂 If you’re a first-time buyer in the UK, the period immediately after having an offer accepted can be one of the most confusing parts of the house-buying process because suddenly you’re hearing words like conveyancing, searches, enquiries, valuations, surveys, mortgage offers, exchange and completion — and everyone else seems to understand what they mean. Once your offer has been accepted, you’ll usually need to get your solicitor or conveyancer instructed and progress your full mortgage application if you need a mortgage. Your lender will carry out its assessment of you and the property before deciding whether to issue your formal mortgage offer. You’ll also need to decide whether you want your own survey. Remember that a mortgage lender’s valuation is primarily there to help the lender assess the property for lending purposes, so don’t automatically assume it’s the same thing as having a survey carried out for you as the buyer. Meanwhile, your conveyancer begins the legal side of buying the property. They’ll review the paperwork, request property searches and raise enquiries with the seller’s solicitor where necessary. And THIS is where buying a house can suddenly feel like nothing is happening. 😭 You might hear that you’re “waiting for searches” or “waiting for replies to enquiries” for what feels like forever. Sometimes there genuinely isn’t anything you personally need to do during that period except respond quickly if your solicitor, mortgage broker or lender asks you for information. Silence doesn’t automatically mean your house purchase has gone wrong. Eventually you’re working towards having the legal work completed, your mortgage arrangements in place and everyone who needs to be ready — including other buyers and sellers if you’re in a property chain — getting into a position where you can exchange contracts. Then comes the bit you’ve probably been thinking about since the second your offer was accepted: COMPLETION DAY AND GETTING THE KEYS. 🔑🏡 Buying your first house in the UK is such a strange mixture of huge excitement and long periods of waiting without really understanding what is happening behind the scenes. I wish somebody had explained the whole offer accepted to exchange and completion process to me in normal language when I was going through it. Please don't just sit there refreshing your emails for the next 12 weeks 😂 Here's what you actually need to do next 👇 INSTRUCT YOUR SOLICITOR/CONVEYANCER If you haven't already, you'll need to choose and formally instruct the solicitor or conveyancer who'll handle the legal side of buying your house. They'll need information from you pretty quickly, including ID and details about where your deposit is coming from. TIP: When they ask you for something, send it back ASAP. There will be enough waiting during conveyancing without accidentally being the person everyone is waiting for. 😂 GET YOUR FULL MORTGAGE APPLICATION MOVING 🏡 A mortgage Agreement in Principle helped you work out what you could potentially borrow... But now you've found the actual house, it's time for the full mortgage application. Your lender will assess your application AND the property before deciding whether to issue your formal mortgage offer. And yes — this stage can involve more documents, questions and waiting. DECIDE WHETHER YOU WANT A SURVEY 🔎 Your lender's valuation is primarily for their benefit — it isn't the same thing as having your own survey of the property. Depending on the age and condition of the house, you might choose an appropriate RICS home survey or, for properties needing more detailed investigation, a more comprehensive building survey. This could identify problems you didn't spot during the viewing. Because apparently looking around for 20 minutes while saying "oooh nice kitchen" isn't a structural inspection. 😂 GET YOUR PAPERWORK READY 📄 Your solicitor and mortgage lender may ask for quite a lot of information. Think: Evidence of your deposit/ source of funds Proof of ID/address Bank statements Income/employment information Gifted deposit paperwork, if applicable Getting everything organised early can make responding to requests MUCH easier. This is also a great time to start your house-buying folder. NOW YOUR SOLICITOR STARTS THE LEGAL WORK ⚖️ This is the bit where first-time buyers often think: "Why has everything suddenly gone quiet?!" Your conveyancer will be working through things such as the contract paperwork, property searches and enquiries with the seller's solicitor. And unfortunately... A LOT of house buying involves one person waiting for information from another person who is waiting for information from somebody else. 😂 WHAT ARE "SEARCHES & ENQUIRIES" ANYWAY? 🤓 SEARCHES provide information about things that may affect the property — usually including local authority, water/drainage and environmental information. ENQUIRIES are questions your solicitor raises after reviewing the legal paperwork, searches and other information. Some are answered quickly. Others can involve more back-and-forth. So if your solicitor says "we're waiting for replies to enquiries", it doesn't automatically mean something is wrong. KEEP AN EYE ON YOUR EMAIL... BUT YOU DON'T NEED TO LIVE IN IT 🗂️ Respond quickly when your solicitor, broker or lender actually needs something from you. But if nobody needs anything? Sometimes your only job really IS to wait. No update for a few days does not automatically mean your purchase has fallen apart. Things can still be happening behind the scenes even when your inbox is suspiciously quiet. SO WHAT ARE YOU ACTUALLY WAITING FOR? ⏳ Very simplified, you're working towards having things like: Your formal mortgage offer Searches returned Enquiries satisfactorily dealt with Legal paperwork ready Everyone in the chain ready, if there is one Once everything required is in place, you can start moving towards... EXCHANGE OF CONTRACTS. 🤝 And THAT is when things start feeling very real. THE BIG PICTURE 🏡🔑 Very simplified: OFFER ACCEPTED ↓ Mortgage + survey ↓ Solicitor + searches + enquiries ↓ Mortgage offer ↓ Everything gets resolved ↓ EXCHANGE 🤝 ↓ COMPLETION 🏡🔑 It won't always happen neatly in that order — lots of these things overlap. But roughly knowing where you are in the process makes the waiting feel MUCH less mysterious. SAVE THIS ❤️ If you've just had an offer accepted on your first house...
