It just don't really work. Like I just don't really have a job. Every single time I try to tell somebody about like what I do because there's very little doing in it, but what I do for work, they doubt themselves and think that they could never do the same, which always upset me because it's just so brain dead simple. I flip shitboxes. Like really cheap houses in Detroit, like this. I don't live in Detroit. I don't know how to renovate houses and I most certainly do not have the purchase price or renovation money liquid. Very few people who flip houses legitimately have the money to do these projects by themselves. And even if you do have the money, the fundamental rule of a book like this, Rich Dad Poor Dad, is to not use your own money. And everybody's like, oh, well, I don't have those connections. I don't know those people. Those people are not people, they're companies. You could throw a rock and hit one. If you look up hard money lender, real estate hard money lender, a hard money lender is somebody who pays for both the purchase price of a property and the entire renovation budget. As far as getting somebody to do the work for you, even when you're out of state, do you see all these contractors right here? These are all people who you could call and ask if they're available to do a job. You can vet them by looking at their previous jobs. It would take me about five minutes to find a distressed house like this in the Midwest. In fact, this is a great fix and flip opportunity. It would take me another five minutes to text five contractors on Google. Their phone number is on Zillow. Here's a template for the offer. If you're like, I don't want to do that. Just email this template to them. Reach out to Keyan Chang, Lender & Investor. He is a hard money lender. When you see a fix and flip going on, it looks like they're really involved and a lot of people are, a lot of people are like, I'm going to do this myself, I'm going to fund it myself. And that's just the last thing you should do. Find a shitty house on Zillow. Send the contractor to that house from Google. Make an offer to the realtor. You don't even have to call. I'll let you know what he thinks. Hey, yeah, um, needs some decent work. I could do 77,500 for your client. That works for your client. Okay, cool. Thanks. Can you send me the contract? They do all the title work for me and close the deals so that I don't have to worry about all that shit. Then I pay my contractor and draws.
