So I'm not insulting you, I'm not putting you down. It's just the buyers are not confident when. I mean, sellers are not confident when buyers make offers and they haven't actually seen the house. Well, I'm gonna make kind of an interesting offer here. Cause I looked this up on public record and it looks like the client owes 325k. They're asking 360k. So it doesn't look like they're gonna make very much after paying the agent commission. I was gonna say, how about I give them 15k to take over their debt and pay the agents commission as well. So it's kind of a - It's kind of a funky offer, but it is actually over list price. It's more than they would have made at their list price. Assuming a 6% listing agreement. Are you assuming their loan? Well, yeah, that's one of the ways we could do it. That's how I bought the last one in Big Bear. So yeah, I. I'm kinda interested in this one. Should we present this to the the seller if it's not a low ball? I think you should, to be perfectly honest. You're the first person who's ever presented this concept in a manner that didn't sound...
