Nowhere in the world will you get a loan for $460,000 that has payments of a thousand dollars a month. Well, yeah, because if you go to the bank and you ask for a $400,000 loan, these are your payments, right? I mean, I suppose if you're not really in real estate, that's what you think. My loans don't have interest rates. They don't have down payments. And if I get a million dollar loan, my payment could be as low as $1,000 per month. But how? I just asked the seller for $0 down. And this house for $0 down. And this house for $0 down. And this house for $0 down. I bought this house without an interest rate. The seller was like, yeah, I'll let you make payments. We didn't ever discuss interest. I bought this house for $400,000 without an interest rate. And I bought this house for $450,000 without an interest rate. And I bought this house for $648,000 without an interest rate. I do this once or twice a week. My payments are literally whatever I want them to be. And if you're like, how do you get people to agree to that? You tell me if you would agree to this pitch. Hey there, Mr. Seller, I saw you have a four unit property for sale, bringing in $8,000 a month. My payments are $8,100. So you're telling me that you're going to give me the loan for $1 million? That's right. A million dollars. And I won't take a penny less. That's literally a million dollars. Oh my god. Yes. Uh, let's do it right now. Hey, by the way, this is my payment on the million dollar loan. The loans that investors use to buy properties like this is called the DSCR loan, which translates to Debt Service Coverage Ratio, which translates to if the income of the property is more than your mortgage, your mortgage coverage loan, debt service coverage ratio loan. It's an asset-based loan. It's not so much about me, it's more so about the income of the property. So if I'm paying more than the property brings in each month, no lender will qualify me. I'm actually totally down for a million dollars. I love a million dollars as a purchase price. I just need a lender who's willing to grant me a predatory loan. Okay, yeah, that's a loan fraud. But we have a felon in office. I mean, we could probably find somebody, right? Yeah. Um, I guess I forgot the point of buying real estate was to have your mortgage below what the property rents out for. Hmm. That's okay. Um, maybe I could just offer you a price such that my loan payment is below what the property rents out for. I mean, I probably need the payment $3,000 lower. It's about a quarter million dollars below the asking price. Maybe we offer you $750 instead of a million. Are you okay with that? Absolutely not. Okay. Um, so how do we get this done? Because I can't lowball you. I can't qualify for a loan unless we commit a felony. How do we do this? Sounds like you're just not the right buyer. Right, right. We should probably find a buyer that's more willing to commit loan fraud. Or, you know, a buyer who's willing to trade a million dollars for $5,000 a month on a million dollar property with 0% interest. I called my buddy Costas and told him about the win. And I was like, bro, this guy just agreed to zero interest payments of $3,500 a month on $1.3 million. And he's like, Oh my god, I've been looking for something like this. Can I have your position in the contract? And I'm like, hell no. Unless you give me $40,000 in cash. So he did. So he did. So he took my position in the contract.
