Is this legal and I'm kind of in disbelief as to where it came from. I'm in real estate and I was trying to buy this property a couple months ago, but the bank declined it. Like we didn't get approved for the financing. But I'd already made my offer to the seller. So I go to the seller and I tell him like, hey, surprise, I got declined on my loan for this property. And he says, why don't you just make the payments to me? Why are you going to the bank? What if you just gave me my purchase price, my asking price, and in exchange for not negotiating on the purchase price, I'll just let you make a down payment and monthly payments. We will do $2 million. We will do $150,000 down and we will do $6,000 a month of payments. He did not discuss an interest rate with me. Like we just never went over it and in the contract, the contract said principal only. You know how you make a car payment of like, I don't know, $500 to $1,000 and your payment doesn't go down by $500 to $1,000. A fraction of what you pay actually goes towards your debt. But not here. The full $6,000 per month goes towards the debt I have with the seller of $2 million. This is kind of unheard of. Like this is like, this is like winning the loan lottery. So I called a mentor of mine, Robert Crager, and I told him about it. I said, guess what just happened and guess what the seller just agreed to do. I go through the story with him and he says, I want that. I was like, no. No. He says, I'll put down $200,000. Keep in mind, the seller just signed a contract agreeing to $150,000 down. And this is like a 12 unit apartment complex. I've never run anything like this before, but bro has. So I'm kind of taking a risk in buying this. So I gave bro my position in the contract. We signed a separate agreement that said that he was buying my position in this contract for $50,000, which is essentially the 200 he was willing to put down. 150 goes to the seller, 50 goes to me, just for having my name on a piece of paper. I didn't close on this deal. The reason that this is insane is because I effectively flipped the house, but I never bought the property. I got the property under contract ready to close at a very desirable price and set of payment terms. I told the mentor about it and he bought me out of the contract so that he could have the right to close on it. The only part about this that I'm not being 100% truthful about is that this is what I do for a living. I get buildings that don't work on traditional financing on sets of payments that we call this seller financing. Instead of buying the property ourselves, because that takes money, I sell my position in the contract to a qualified buyer. I filmed this like four days ago, but since then, I got this property under contract on a set of payments just like the last one and I'm not buying it. This guy is. And you know how much he's giving me? $30,000 in cash.
